My goal is to develop the SYSTEM that systematically works to find off-market leads, acquires them, fix them enough to raise the rents, and either flip them or hold them (hold is preferred).

I think once you set up a system, and have a few things to offer clients it shouldn't be a problem. 

I'm currently putting systems in place so that when I start my marketing campaign (creating that as well) I won't get disorganized and waste leads.

With the introduction of MLS systems the market inherently became more efficient.

I did it with H&R block for last year and didn't see what the saved number even was.My last mortgage was a real pain to get.
