Even the agent fee to handle the sale will be in there, so you'll know up front what he would charge (probably not much if he's writing it up for the buyers as he won't want them to know he's asking a lot to just write up an offer.)

IT takes 2-3 calls plus numerous emails to get a response plus when he does call he sounds like its a bother for him.
