An informal probate would be available to a decedent who's asset total less than $150K.Ask you seller if the decedent owned other real property and stocks, etc. estimate what the total vslue of those might be (roughly) and then ask your title insurance officer what they require.

If there are some concerns with credit score, perhaps print out an analysis report on the BP Calculators and take it to the banks so the loan officer can see how professional and serious your are.

I appreciate the information I haven't had to do it in Broward County...I know in Dade I didn't have much luck on the phone unless I knew there was an open case and was able to catch the inspector assigned to it while they were in the office and available to take calls (tough to do because it's usually only two hours a week prior to like 8:30am).

I have my eye on one but don't feel comfortable pulling the trigger just yet.My investment goals:- Have enough cash flow from rentals to work on my own terms, and not report to an office for 40 hours a week.- Provide an excellent education for my young daughter.- Establish a mastermind group in Hampton Roads with other beginning investors to share ideas.- Donate 10% of my investment proceeds to educating young people about computers and technology (I really want to get Raspberry Pi computers in local schools).I look forward to hearing from you all!
