I spent that on an 816 SF house that only needed interior cosmetics, the exterior and mechanicals were all in good shape.I think you need to see the house and get much tighter rehab costs and a much closer ARV.

You get paid rent per sq ft for interior space and then patio space if it is written into the lease but parking lot is dead space.
