Newbie seeking help with collegetown apartment complex

Hello, my name is Brady Carpenter(Hoping to get an introduction forum post up later today) Sorry if this is the wrong forum. I'm a newbie but I'm hoping to bring this deal to someone who can help me land it, I think it's potentially an amazing deal... with help of course. I need to see it in person first but with what looks like small exterior renovation and probably some interior this could generate great cashflow. I'm willing to put in all the work with a little guidance since I don't really have any funds to offer up yet. It's a 4-unit apartment 1 mile from IUPUC in Indianapolis. I believe if this is done quickly, classes are right around the corner so you could charge a higher monthly rent and easily nab 4 students who need last minute living situations.
