Does anyone have experience with this company?

We would just need to verify you have credit history here in the US, and an ITIN letter. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Hello BP Family,I've managed my own properties for over a decade and I'm looking to start a property management business where I manage other investor's rental properties. 

In the past I have always done so and I have been discriminated against and not been allowed to rent even with perfect rent history and great credit every single time expect once.

As already mentioned, unless the Seller is direct family, gifting equity doesn't really work. 

This is an example of the fee structure in my state of PA :(some real estate transfers are exempt from realty transfer tax, including certain transfers among family members, to governmental units, between religious organizations, to shareholders or partners and to or from nonprofit industrial development agencies.

Screening college kids is tricky, they don't have any credit history, and I'm not going to call their RA (if they're straight out of the dorms or their parents house).

Also, with FHA, family members can give a gift to help with down payments.
