I think your best bet is to use Bora-Care on it and the studs, make sure it is fully dry and then paint it and the studs with an oil based mold inhibiting paint for good measure.

No idea of what DBPR says, but I'd bet there is more to that "equitable interest" as is common for all states:Reasonable down payment*Buyer having an intent and ability to perform as agreed, to hold an equitable interest under a contract the contract must be binding, not voidable.

I assume you'll self-managing when you move out so also a safe bet is to make sure it cash flows with management thinking about the future so when you grow or no longer want to manage you still have positive cash flow.
