Speed and flexibility tend to go with the ability to do deals well, but I think making sure that they are a lender comfortable and efficient doing the basics of the deal will help.

I love house hacking in Columbus because you can get into the higher priced areas and leverage your money very effectively. 

I believe Galveston is an area more setup for STR’s, but I still have a lot of research to do.

I'd love to discuss issues like seasonality, management, and flood insurance with anyone who operates in the area.

I would 100% stay go with the professional service because at the end of the day the tenants will not repair it like a professional will but on the other hand would that be legal in your area??????

I'm currently allowing tenants to use their own lawnchairs in common areas.
