IMO it’s *not always a bad idea* to hold a property that is breaking even for an appreciation play but if you are trying to kickstart an investment portfolio that is the worst time to employ such a strategy.

As for the line of credit, I would concur with the other poster that those often times get pulled back on you during the worst of times... the bank will reduce your credit line, etc... but hopefully in the short term it serves you well.

See if you can buy 7 or so.4) DSTs - These are probably the safest, but worst return (almost everything Inland sells is 5% for life of the investment).

My method of communication was sending out the welcome packet via e-mail, a message on the platform to confirm they received the information, a text on arrival wishing them a great time and to let me know if anything is needed, and a departure text to thank them for staying and asking for a review if they had a great time.I believe moving forward I’ll do better but it was hard when my phone seemed to constantly buzz what felt like all day long and not think the worst.

Worst case: sizable default on rental payments (20%+) causing high leveraged property owners to enter net negative territory on operation funds, fearing a mortgage default position endangering other holdings a sizable volume of properties enters the market for sale in short time frame, inducing decrease in median sale value of homes which of course the media in all it's well thought careful reporting will properly report.....

I can come up with a 25% downpayment, but it'll be hard (have to sell stocks to get it), but the worst part is the 8% APR on the fixed rate 30 year loan...that seems ridiculous to me!
