Also based on advise and on my notes taken from BP Books and BP articles: - All cash offers are stronger - Offer to close faster than other offers - If applicable Give two offers, as the seller could compare your offers rather than their asking price - Offer more earnest money - Provide pre-Aproval letter - Stick to your numbers don’t let emotions take over you - Ask the seller what their lowest price is and go lower - Simply Ask is that the best you can do ?

To me, it's an investment, think of your tenant as your client and when times get tough give them the emotional incentive to want to keep paying rent/be extra communicative and transparent.

There's at least a "small" emotional tie to the beach home ... and it's a distance away ... and I know it would be cheaper for you to rent for a week every 6 weeks than it would be to try to turn the rentals of your lovely (investment) beach-house into a pretzel to make it work on both sides of the ledger sheet.

If anyone who buys the home has a weakened immune system or respiratory disease, they could react badly to the residual nasties.If it's isolated to the garage and didn't get into the home, completely gut that area down to the studs and seal it with a high quality sealer.

As big as DFW, it is still a small market, and word will get around.I don't think you are trying to do anything underhanded, but the results  you are sharing are why there is such a strong (and often negative) emotional response to wholesalers in general.
