My suggestion is don't waste your time or money. 

I've been keeping in touch with them (trying not to bug them or waste a lot of their time) and show them that I'm serious.

BTW my insurance agent turned me on to a company that insures waste lines and water lines back to the main for 12.99 a month.

There's folks in one camp that thumb their noses at formal education, believing it's a comparative waste of time, and those in the other that embrace it almost exclusively.

A contract that contradicts usual and customary practice and that is loaded with BS exits or terms that can be found invalid can invalidate your entire contract.

Going directly to banks by and large is a waste of time with the exception of possibly very small local banks.

I have a senior banker friend who is setting me up with senior managing partner in a major local CRE company but I would feel kind of guilty wasting his time dealing with newbies such as myself.
