I think there is a niche here is in the affordable rental space - I'm not talking slumlord, but in a B- to C+ area.

Low price points will spread you to thin and working with investors you need to be very involved in the search.You need build out a niche.

If you actually find someone willing to forego the title search, make sure you develop a strong relationship with them because you might have just found a lending unicorn This is accurate however if you can find a lender and title company with niche knowledge in the tax lien area its workable. 

It's important to understand that each property is unique and must be evaluated on an individual basis.

Smaller properties have always been our niche, even before we learned about MTRs.

While condos can offer a cheap way to invest in vacation rentals finding a unique property will be a great way to earn higher yields.

Some folks might operate differently or offer unique touches though, which is where a checklist might be helpful - things like wine on the DR table, bottled water on nightstands, coffee & creamers available...To get better performance and be on the same page, I also think it's important that you share the "why" behind some of your requests or feedback along with your overall vision and have them understand their role in accomplishing that vision or mission.
