Any experience in building STRs on unincorporated towns/land?

Hi there!

Looking to build a super unique experience/property, which is purpose-built for STRs. Done some research in different counties and found it will be quite hard to accomplish my vision if I try to build in traditional towns/counties due to zoning ordinances (might need a special use permit, could take months to years, etc.). 

Heard that purchasing land in unincorporated towns and trying to develop on that can really help with permitting + zoning timelines so was wondering if anyone had any experience doing this / any insights on how to find these parcels and who to work with?
