I'm looking at a single family property as a rental which I'd then try to wholesale but before I pull the trigger I wanted to reach out to the BiggerPockets community.

Hey BP nation,I decided a few months ago to put my crash course education into action, jump into the game, and pull the trigger once I found a deal where the numbers made sense.

So I may pull the trigger .... 

I was also able to help them with deals in Somerville and South Boston (Southie) and what I learned from these two is invaluable.Although I never pulled the trigger or got around to getting my first deal in Boston, I am able to bring everything that I learned into a market that is much more affordable here in State College.

It's definitely a good idea to stay liquid but I wouldn't hesitate on pulling the trigger if an opportunity presented itself.
