Be patient and consistent with your offers.Always do the deal's numbers and try not to forget any one of them before you make an offer.

BP, youtube, local rei meetup groups, books.....Knowledge does not happen overnight so be patient.

A four plex should be fairly easy for you to manage on your own, just do your due diligence and be patient.

Being able to finance the the repairs may allow you to purchase a multi-family with a slightly higher price point.Find a patient realtor: let them know that you are looking for a specific property in a specific area. a good realtor will set your criteria up on a search and feed you these properties.  

Not good.Ask any investor and they will probably tell you that they never regret being a little more patient when filling a rental.I think you know you shouldn't accept these people, but will your need for their move-in money lead you to rolling the dice?
