It happened for a reason, so I'm just going to make sure it doesnt "cost" me, meaning, if I use it as a reason/motivation to earn an extra $25K, it was $25K I wouldnt have made if it never happened, so it didnt cost me anything, including psychologically or emotionally.

The GSI(Gross Scheduled Income) has two possible values:the actual rents (eg your 5 occupied units)a proforma value, (what the fair market value would be).It is common to use the proforma gsi for planning, and assumes the current vacancy is a temporary issue.Utilities go into the expenses and if you have common metering (not separate per unit), that's all you can do - - unless you wrap rent+1/6(utilities) and pass the value on to the tenants.
