Looking for a Multi Family Home in Northern Connecticut

Hi ALL,

I am a Real Estate Broker in Hartford County and I lost my first investment property deal because of the following:

House appraised at 80,000

Sales Price: 117,500

ARV 125,000

The bank would not come down to the appraisal price of the home due to having "many cash offers on the property", and I didn't have $37,500 to make up the difference between the Sales Price and the appraised as is value of the property additional to my original down payment. So the deal was terminated. I have realized that as a sales agent we are taught to leave the emotion at the door when you are looking to investment but sometimes it is difficult especially when you are going to lose money/ time in a deal you want to make go through.

So, I am looking for another multi family home in the following areas East Hartford, Manchester, and Windsor. Unfortunately there is not much on the market in East Hartford in my price range of 160K- at this time. I would love some feedback from any wholesalers or agents, investors in the area, especially if you have any properties you want to sell.

@Melissa Gittens Sorry to hear about the lost deal.

Are you just looking in those 3 towns?
