Hey folks, I've done my traditional banking with a local CU, but when I was checking on rates for savings accounts I realized they probably won't meet my needs for the new business.

i quickly realized this was taking up a lot of my time and 9 times out of 10 they used my quote to as a negotiating tactic to reduce the sales price, then performed the work themselves or put it out to bid again. 

Moreover, what are some benchmark rates we could expect to pay on it (I realize current rates are not representative of historical avgs)?

We lived in the house for 3 years and realized this week to week life is not for us.

Realize that many of the residents who are in MHP don't have many assets to chase after if they get behind on rent/utilities, so the risk can be higher than other types of investments.
