Any downside to buying a second single family home?
I want to buy the house I’m renting currently. Plan is to purchase it using fha, live in it for 2 years then rent it out. What are the downsides, if any?

Sounds like a solid plan. You'd have an additional 2 years to learn about landlording. There's a lot to know so start now.
