You made a serious mistake to accept the property without inspecting it.Once you move your stuff in, you've taken possession and you have to give a 30 day notice that you are leaving, so, technically, you owe the first month's rent.You made another bad mistake by trying to play top dog with your landlord, where if you'd approached it in a more reasonable fashion, you might have been able to coax him into fixing the few problems.

No mentor will want to show you ever step along the way unless you are paying them in some fashion.

Hence your offer might be cast in a negative light unless there is a good reason you are choosing a different path.Why even waste the time trying to stand out in this fashion?

@Tom Keith everything looks good to me on the surface my only concern is the rehab budget.

Some tenants do not like hard surface areas in the whole unit.The laminate or other types you have to watch for peeling where the edges start floating up.
