Houses are a lot cheaper, but I don’t know if I feel too comfortable living there for obvious reasons, and I’ve heard countless stories of people who struggle to get tenants there to pay rent.

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

However, I find myself struggling to take the leap now that the cash is in my savings.

I am looking to most likely do a HML, however, I have struggled to find one that will do such a small amount <$10k.

Lots to learn and I find myself struggling between wanting to take on debt from anyone/everywhere to go all in quick vs. being patient and doing 1 or 2 houses this year.  

I was struggling to find a multi-family property that I liked so opted to try building one instead.

We struggle to get sellers to execute and communicate for escrow through email...most of them want a person in front of them.

I also became a licensed real estate agent and have had success assisting family / friends with their real estate transactions.I find myself struggling with picking a strategy to get into it.

Alot of good contractors just can't understand how of bid new construction (I think they struggle to understand building plans). 

Third, cigarette smell wound up costing me thousands of dollars even after rehab as we struggled to remove the smell.
