It still turns a pretty solid profit, but not compared to others, and quite frankly, we are putting together cash for a commercial investment with a higher return.

I prefer a solid 20%-30% down payments. 

Earlier this week I passed the Real Estate License exam, so I have been studying the most recent rules.In Wisconsin making five (5) sales in one (1) year, or ten (10) sales in five (5) years is presumptive evidence of the need to have a Broker's license.

And they rarely appreciate at all.To me, I would want to be in a decent area with good schools but where the cost of homes relative to the rents are solid.  

And best of luck on it... that sounds like a fantastic deal for you, and a great way to get a solid property under your belt.

I really enjoyed reading your post because I put in a counter at 83k before seeing your response, so we were thinking kind of similarly lol.  80k would have been solid too.

Plus, the area feels like it's in the early stages of gentrification, but I don't have evidence that it will be more gentrified 3 years from now.
