I think my market (Rochester NY) is a bit of an anomaly, as I've explored other markets but always return here where I rock my hybrid model where I trade off some cash flow but get a good area and position myself for an easy BRRRR.

I have been turning over rocks like a madwoman. 

The city creates a temporary solution that supposes to band-aid the issue, for example, the city of San Jose is coming with the ADU initiative. 

In addition, the relationship has been on the rocks.  

The one bad thing with sheet rock is that it damages way more easily than T&G...

The vinyl pools are usually framed with steel bands around the edges and from what I have seen seem to go better in a crawl space type setup.
