I am gravitating towards using an insurance broker to better shop for policies and rates, my initial quotes with Goosehead (Ted King's office) have been on par or slightly more than my current policies but with a significant increase in coverage. 

I would shop it both ways before you opt for the lower coverage of ACV.

I’ve noticed that some of the shopping centers have been improved and some slight development starting to take place.My question is, do you all think Oxon Hill will provide the appreciation over time in addition to attracting a quality tenant?

If you plan on moving to a LLC for ownership, tell your agent (or the agent who is shopping the coverage) what you plan.

I only make offers in terms of buildings that I consider smart buys, good location, close to shopping and jobs, have been well taken care of, or value add.

The only reason I no longer have it is that the shopping center was sold and the new owners had other plans for the property than keeping it as a shopping center.
