Hello -  I have a tenant who was in violation of our lease agreement by introducing an unauthorized pet into the household.

Ended up putting up 587 feet of fence to appeal to pet owners.

Bachelor/bachelorette room renters don’t feel any responsibility to take care of te house, mow the grass, stop leaks, be responsible pet owners, etc after you leave.  

We haven't seen the occupied unit yet, so not sure what damage it has (if any), but the tenants said they took good care of their pets. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

The seller was a past client and found himself needing to move out of town to be around family due to a bad health diagnosis.

Again, this could vary based on if your buying local/out of state and what their current health guidelines and protocols are. 

I'm 58 now and in OK health, so I could do the things that involve being mobile and some energy.
