I bought a lift master .5 HP motor that is top of the line ,I had a contractor  just change out the motor ,senors,key pad etc..I did keep the rail and chain only because it was still good saved me money  to install a new one I would have to cut it down that would cost more money that was foolish  .I take care of the chain and other moving parts bearings and such with proper oil do not use WD-40 it will munch up the bearings.Now I could work on a motor  by watching him.
