Hi guys,

Wanted to say a quick hello! 

I am from Russia, been in the US for over 10 years. Currently in Minneapolis, MN. 

I am so glad I have discovered BP. Someone mentioned the podcast to me at one of the investor meetups, and I am hooked. Have learned so much from reading all the threads here, too! I am so grateful for everyone sharing their experiences!

My partner and I are rehabbing in the Twin Cities area, and are always looking for more opportunities & investigating creative ways to deal in RE. 

I do currently hold RE license as well, got it to save money on closings.

Go to IREM.org search for ARM certified property managers. Call 5 ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.

You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.
