Definitely want this done through escrow—as escrow instructions, certified copy of HUD 1, proof of down payment, a credit app, credit reports, notarized note and trust deed, etc. etc. will supply me with a nice package to show to a future note buyer to validate the authenticity of the original transaction and note.

Yes you can it's just if you want to do it or have time to do it or want it already in a package of plug and go.Just like you can build your own website or tell someone what you want done.It all depends on the person.I have no affiliation with the above company.I just spent months looking around to find a program that was affordable and I think it is great for the one time fee.Other places I found only keep the program online a require you to upgrade each year to their newer improved version so they keep sucking money from you.

My dad is still an active agent.......yes my father is still kicking and he has not done a SS either, so this should be interesting....LOLAfter I have a POA in hand and a listing, I think we can start.In the mean time, with the information I get I'll contact the bank and give their REO department a shot accross the bow, informing them of the circumstances and request a short sale package be sent to the owner's address in his name, I'm sure I can swing that.Just in my case, dad and I will go in and talk to the RE Broker with the listing and inform the broker of the circumstances and I will be his non-licensed assistant, hired gun, LOL.Second thought maybe I should do this before I do a POA as internally in that brokerage they may want a third party appointed.....hmmm, might have to deal with that mother after all.
