I suspect that Jeremy is looking for not only the software part, but also help with formulas.

Jeremy, if you have basic excel knowledge, my favorite book on understanding the numbers is "Real Estate Investments and How to Make Them" by Milt Tanzer. It really helps you understand where the numbers come from.

If you google "CCIM APOD" you'll find versions of the spreadsheets the pros use. I created a spreadsheet with all my own formulas very laboriously before I realized it was free to download. But having to create it taught me the underlying principals better than anything I could have learned by just reading.
