OK, so we received a mailer about a land liquidation event for the Hiwassee river, with land starting out at $7,500 per acre, and deals like 4.3 acres with river access (not on the river) and an 1800 sq. ft. log home package (you pay for the assembly) for $45k.

Half of the duplex is vacant and I generally stay away from Section 8 however, given the stimulus package is pumping 1.2B into section 8 vouchers I am marketing this unit to both section 8 and non section 8 tenants.

It'll take some upfront work but figure out how much painters charge per square foot for interior vs exterior, how much do they charge per square foot to lay tile, how much per square foot for carpet, how much per box for cabinets, how much per square foot for countertops, appliance package prices, etcYou could also use a price/square foot as an estimation and then add in major items like roof, HVAC, windows, plumbing, electrical etc.
