Land liquidation event question

OK, so we received a mailer about a land liquidation event for the Hiwassee river, with land starting out at $7,500 per acre, and deals like 4.3 acres with river access (not on the river) and an 1800 sq. ft. log home package (you pay for the assembly) for $45k. They also have paved roads and underground utilities, gated access, high speed internet, and more.

My question is, what's the catch? It seems like they are really great deals, but my gut is telling me that it is too good to be true, and you know what they say about that....

Has anyone gone to one of these events (or even purchased land from one of them)? Is it even worth the drive (it's about 2 1/2 hours from me)? What do you all think?
