Investing in farm land for lease

Hey BP Family! I recently started digging into farm leases. I learned that you can take depreciation on land leased as a farm and that in some cases, this is typically a very low touch point method of investing. There is a validation process involved with the depreciation, but the idea that there may be a way to get a tax benefit from land without building on it is interesting to consider. 

I am looking to connect with anyone who may have more experience in this investing arena. 

I have a lot of questions, mostly about lease structure. I've talked to a few local farmers but it seems like the industry standard is hand shake agreements rather than set terms and conditions.
