Attorney has the power to accept or advise to have an offer accepted.Every seller that is motivated wants out, doesn't mean at any price and you haven't tied down any price, so you're speculating on a hunch and speculating that the attorney will accept a deal that keeps his client's credit and finances at risk after he moves on. 

If it were gas power, I would be more concerned about proper venting/carbon monoxide etc.  

There's a a lot in real estate investing and it can get overwhelming. 

You can try to offer to buy the tenant out of the lease(Cash for keys) understanding that the power lies withy our tenant as they have no obligation to accept Evictions occur wihen a lease has been violated.

EVerytime I run models, I see more power in acquiring properties every year vs sitting in one place.

Knowledge is power, so I see nothing wrong with learning to become an inspector, but a good inspector becomes good by inspecting houses, not by reading books. 

Yes, you get the lawns mowed and access to pools, but you also always seem to get people on the HOA board who get a little power and go nuts.
