I think the risk is much lower imo since you have a secondary method to screen (S8 office) and guaranteed payments, but that part is certainly debatable.

@JJ Bliss Thanks for the tip, unfortunately RealtyShares was one of the companies we used in the past, they were bought out by LimaOne and - guess what - LimaOne requires an appraisal!

Depending on the county you are interested in they might have examples online, if not you can call the clerks office downtown and they will have someone that can walk you through the site.
