If you give them advice and you are wrong and they get a giant tax bill they will likely be very upset at a minimum and possibly file a lawsuit if the loss is big enough.However, having said that and giving the obligatory warning that I am neither a CPA nor attorney I will say that my *personal* understanding is that if it is an installment sale and it was NOT their primary residence, i.e. it was a rental property they will likely have to pay recaptured depreciation (all of it) for the tax year of the sale.

Whatever the case, if you are not able to charge a high enough rent to cash flow then like any other property, its a bad investment.

You don't just have to do bare minimum stuff to get it up to code using renovation financing, you can put in hardwood floors, new windows, etc.They will not let you add silly things that wont add value (giant unicorn statue in the front yard, etc), but if it's something a reasonably intelligent landlord would want to put in, it'll probably be ok to include it in the reno because things that increase rent tend to also be things that increase value.
