I read that same book last summer, and not to be overly dramatic, but it did change my life in that we are soon closing on our second multi-family rental property. 

As a new agent myself, I also have been considering what gives the best bang for your buck.

we are in a similar situation right now, getting ready to invest in hopefully single or multi family homes and also have many questions regarding setting up LLCs for asset protection and are at the point where we also want to meet with an attorney....what did you end up doing if you dont mind sharing?

My plan is to start by doing fix and flip and once I have some equity built up, to invest in larger multi family properties.I have started to ramp up marketing to try and find my first deal.

Buy lists of owners of properties of the type you might be looking for - multi-family 2 to 4 units, or who would be motivated single family owners:  send direct mail - lots of it.I do a lot of #1 and #3. . . if you have a brand new marketing machine, you need to spend more money on #2, if your machine is 15 years old like mine and your website already ranks, and you want to target your leads to specific properties and areas rather than a blanket ad across the metro, then I spend more money on direct mail and retargeting.
