What am I missing?

Soo I hope this will help anyone who is thinking of doing it.BUT this is also selfishly so that I can get advice and feedback from anyone who looks at my numbers and may see something they think I need to adjust/fix or just plain out missed.

The home inspection report picks up a lot of minor cosmetic things also, but it never mentions about the bathroom door damage.2) they didn't report the issue when they moved inI told them verbally (but not with a written document) if they find any damage or missing part, they should let me know and take photos before they moved in.

Tho I would miss out on the 3% builder incentive and also have to repay the Title Insurance costs?

So I miss worded it,  this is a 12-month option to purchase1) Did you check the zoning to confirm you can build a duplex?

You can also try to go to another lender and hope either the next apparaiser or u/w misses the legal nonconforming issue.

If you are already used to having the contribution taken out I would keep doing it as it's not something you are missing.

So many missed opportunities.
