I'm not sure exactly where to look but that's what you'll want to look for.When you get an appreciation percentage per year, you can easily apply that to the purchase price of the house that fits your buying criteria and get an estimated equity gain from demand appreciation.You can also do some more in-depth research, house by house after solidfying your buying criteria for a house, then using the local MLS data to find previous sales on houses, calculate the difference in the sales prices and then "project" that appreciation number on your current deal / house that you're looking at.

Also, once buyers start using an agent they're usually getting their property feeds thru their agent's MLS system and don't look at the other sources you mentioned any longer as they realize zillow/trulia have a bunch of out dated data.

One came up a for foreclosure, 3 have no data available with some quick web searches and like an idiot, I didn't make notes on which ones were vacant and which ones were in poor condition, so I'll figure what others were vacant later with google maps.

Hard to get reliable data from zillow,  numerous examples of houses we sold that, yellow dots show what we purchased it for, not sold, seriously messes up comps.
