Key documents/questions before making an offer on a multi family
We have just viewed a 3 family unit which we want to make an offer on. Verbally we have rent rolls and info that everyone is paying and that appropriate green card is in place (New Jersey requirement). Before making an offer, would you recommend that I ask for any specific evidence for a) rent payments, b) expenses and c) anything else? Property will be sold as is.

I would get the offer in (if at verbal numbers meets your criteria) and list physical and financial inspections as contingencies. You can always inspect and negotiate once under contract. Verify zoning prior to. But you should be covered financially as long as the owner can provide you the leases, utility bills, and proof of accepting rent as a minimum. Plan on a home inspection unless you have someone knowledgable you can trust.
