A lot of these older buildings the sellers have smeared carpet and paint on them and left old mechanicals. 

I do epoxy floors and concrete polishing (Full Mechanical) and  I tell people all the time that the coating I put down is only as good as the surface it is applied to. 

My mechanic is interested in scraping his shop and building an apartment complex. 

None of them are going to come view a house you don't own for free (some might not come at all honestly).If you are making an offer and it has an inspection contingency, I assume you have some level of comfort on the condition of the mechanicals, roof, structure, etc.

Does a loan have any mechanism that could tweak its terms for “bonus” interest payments instead of actual LLC profit sharing?
