Maybe you need to add some parameters (a month-to- month agreement is also easier to modify) to make it work better for you, such as she has to take the extra payments to your bank, adjusting the payment schedule to match her income stream (but at a higher rental rate to reward your risk), late fees that incent earlier payment if they aren't currently escalating per late day, etc.

If the billing address matches the house address it is owner occupied, otherwise take down the owners information (not sure how much you get from your county) and send them a letter, or if you are very lucky and get a phone number, give them a call.

I tend to do more skimming than reading during the late hours of the night, and my head isn't always thinking straight at that time either :-) Just be sure that it doesn't "look" like they're owner occupied either, for example if the tax mailing address matches the property address.

They did not give me a price to start at, they just told me that their info matched up with mine on the offer.Also, the sewage is city controlled as well.I do understand that I don't want POH's, but I am willing to give this a couple of years of work as long as I have good cashflow, and RTO, or just outright sell the homes to owners.* * * This is not the only park I am looking at, but it's the one that grabbed my attention for value add and market location.
