I am learning that we need to step away from doing the work ourselves as it is just consuming too much of our time so we did actually hire plumbers for the new bathroom as well as professional tile guy and it was nice to eliminate that burden so we are looking forward to hiring even more on the next flip where necessary.

Hi all -- I'm laying out the foundation to my plans to get start in Chattanooga as well.

Cabinets are falling off the wall, tiles are cracked, the ceiling is old, there is no range hood over the stove, etc. 

At this point in the market there aren't to many deals here in So Cal just laying around to be picked up so unless you are planning on a full time transition or putting all of your off time effort into real estate investing exclusively in So Cal ( you said you don't want to go out of state) then just make sure you are as prepared to go with your money when something does come across your plate.Good luck!

Some banks just want to hear you lay out a good business plan and show them your numbers on a deal.

With these I would purchase items needed for the house like appliances, tiles, and flooring.

They make perfect replacement tiles that fit awesome should one get cracked.
