Do you go ahead and put an offer on the deal and then get the inspector and contractor there at the same time during your inspection window? 

Mold on every surface, mold behind every wall, mold on the insulation, every metal corner bead rusted out, window sills rotted out, framing rotted, floor joist rotted, holes in the floors, no cabinet or door attached, plumbing leaks, tub cracked, rats/cockroaches, cat pee everywhere.

I also offered to replace an older major kitchen appliance and fix any remaining minor issues.   

It was in a 1031x so we bought more rentals near Olympia Wa within the window.

Value is being added to this deal by redoing to the cosmetics of the house, kitchen, bathroom, paint, and carpet.

Quick definitions:- Mother-in-law: simply means the basement of a home has a kitchen, separate entrance, and a dividing door or something like that- Accessory Dwelling Unit: means the city has approved the ability of the owner-occupant to rent out a portion of their home.  

If it's a kitchen sink, prices are all over but figure $150 and up depending.
