There's nothing inherently wrong with that.

We are trying to buy a foreclosure at auction with cash and would ultimately like to access equity in the above referenced rental property.There is obviously no time to set up a 1031 in advance due to the nature and timing of the sale of the property we are pursuing.So, if my wife purchases the foreclosure in cash and titles it in her name only, can I then 1031 at my convenience out of a property that is in my name only?

She should understand this once in a lifetime trend of the magnitude of baby boomers coming through and the small population size in her group.

You will likely run into the top of your budget if you are too far downtown, but there are plenty of areas that are awesome to live in here!

Section 8 could mean a sweetheart mother in her 60s who is 5 days early on rent and don't hear a peer from her, or it could mean a teenager blasting music and children painting the walls with chef boyardee.

Another point, national and state averages are artificially low because they use low value and inherently low appreciation areas.

The other obstacle are the non-investor high wage earners looking for depreciation to offset their income who aren't overly concerned with the cash flow side of the equation.
