May be able to google too.Most wholesale carpet stores will quote you a lot less than the guys advertising on TV and with big fancy showrooms but know there is still room to negotiate but may take you purchasing several times so that the salesman realizes you are a return customer.

For the most part, this will only keep the bedroom cool but it is better than nothing. 90% of the time the tenants are very appreciative. 

That happens in my market all the time. 

They are growing their portfolio one property at a time.  

I am in the Houston area and at times I don't know where and when to hop in.

For me I am short term I would not go out 6 years. but if it was a short term or you had a way to pay me off in a short amount of time I would consider it if it checked out.PS my seller carry backs generally were 100k to 250k each.. 

I'm in that position, and I'm here to generate cash flow to sustain continual growth over time.
