How are the debt terms that you have on your 1st property?

If it were me I'd fix it up to rental quality, no furnishings and rent to the first qualified tenant to apply (3 x the rent gross household income, no history of court with or debt to prior landlords). 

I think asking what the fees are and what that includes is a reasonable question.

Common culprits include poorly sealed wax rings, dry traps from leaks or non use, and localized clogs that vent sewer back into the room. 

What else would you include in a letter to new tenants? 

I would further explain that if more disturbances happen that further corrective actions will need to be taken up to and including eviction.

Even if you get credit cards at home depot for your real estate LLC, you will have to personally guarantee the debt even though the debt will be in the LLC's name.

Additionally, follow up with PM to establish their process for passing off the property to include leases, tenant contact, rent ledgers, inspection reports and the like.

i'd never tell anyone to buy a property that they're negative $350 a month on unless they had a long term plan for it that included making money somehow
