If you really want rentals, and want to start with this one, that could be a good idea, BUT I would make a serious plan to acquire at least a few more in the short/mid term future.

There have been opportunities for additional investment property that we have looked at, and when reviewing with my wife, she did not think it was a good idea.

@Matthew Shedd -In order to provide good advice, it'd be helpful to know quite a bit more about your financial situation, BUT, here is an alternative idea that we recently worked through with an investor.

I told him what I wanted, and he completely drove my idea off the side of the road.

If you don't know your landlord tenant code, how to give proper notices, how long you have to fix maintenance issues, how to evict if needed, etc...you should hire a property manager

Any perspectives or other ideas of how we could approach it would be greatly appreciated! 

However, it is important to carefully document the reasons for the transfer and maintain proper documentation to support the exchange.
