I would have thought the opposite, that the moving parts are all located on the outside compressor, and hence there would be wear from that (along with exposure to the weather / elements outdoors) that to me lowers useful life expectancy on the compressor.

Problem is 3 pieces of rock off the wall triggers city inspections and permits ,,,which is another whole can of worms,,,which here will mandate a total gut redo top to bottom including ALL mechanical s incl. heat and air, roof an insulation nightmares if you have 4 inch exterior walls or low attic space, or finish in basement

For things like a refrigerator I would have that in the lease as something provided without warranty as there are factors (i.e. used in the garage with extreme heat or cold, max temp setting usage, etc.) outside your control that can cause problems.I also rely on good trades (have some in DFW) that won't take me to the cleaners on repairs.
