So your use with radiant heating would qualify as a situation that if I were to add AC I would first look at the Mini Splits.Another gotcha is make sure your electrical can handle the expected load.

You would need someone to be at the front desk (collect rent, give keys, call the law if necessary, handle complaints, etc.), you would need cleaning people, and I think you would hire maintenance people as it happened, rather than keep someone on the clock when there is no work to be done.
