On the West side, the Tremont fad I would say is already in full swing as you can make the argument that it was part of the beginning of the resurgence of the West Side in the last 5-10 years. 

At that point we will have a HUGE swing in positive cash flow.  

Even if you can't quite swing the purchase yet, the rent on your Vancouver home should easily cover your PITI and then you have that HELOC in your pocket to use when you are ready to purchase.
